UI identified an off-market opportunity totaling a land area of 144,000m² in Shiga Prefecture, Greater Osaka, for a two-phase logistics development. Located at a key transportation hub, it connects to Kyoto (35 mins), Osaka (60 mins), and Nagoya (90 mins).
The facility features international standard floor loads of 2.5t/m² for 1F, 1.5t/m² for 2F and 3F, clear ceiling heights of 8m for 1F and 6m for 2F, equipped with four 45m/min high-speed cargo lifts of 3.5 ton capacity and with four 56-72 palettes/hour palette lifters of 1.5 ton capacity. The truck courts have 11.5m spans, accommodating up to 83 trucks. Additionally, the facility includes roof solar panels, ceiling fans, and temperature control measures to ensure a comfortable working environment in both summer and winter.
The site was fully pre-committed to Nippon Express, one of Japan’s largest 3PL companies, before construction commencement. It achieved CASBEE A Rank Certification in April 2023, showcasing UI’s dedication to energy efficiency. Solar panels provide approximately 50% of Nippon Express’ power needs at a reduced cost, underlining UI’s and Nippon Express’ co-commitment to sustainable practices and cost-effective energy solutions.
UI Konan Phase I with a GFA of 64,300m² was completed in April 2024 and was divested to the Japan Club of investors in July 2024, with UI retained as the asset manager. The exit surpassed the target return for investors within a shorter holding period.
