Planning, Zoning, Project Management, Operational & Disposition Strategy

The UI team has extensive capabilities and experience covering all aspects of the development process including land rezoning, planning, design and construction. Team members were amongst the first to develop fully-ramped facilities in Japan for non-owner use, and continue to innovate logistics design in conjunction with the needs of the tenants, client relationships and capital partners.

UI provides:

  • Planning – site selection consultation, site planning, architectural and engineering design and specifications, and rent projections in accordance with market and tenant characteristics
  • Zoning – land rezoning and negotiation support with local government authorities
  • Project Management – including the bidding, negotiation, and contracting of civil engineering and construction work, as well as post-completion property management and building maintenance services
  • Operational Strategy – development of medium to long-term operational strategies, based on operational efficiency and tenant satisfaction
  • Disposition Strategy – identification and analysis of exit options and disposition support

UI possesses strong in house industrial and logistics leasing capabilities based on its long-standing tenant relationships. Our team is composed of industrial and logistics leasing and business development specialists in Japan and China, with vast experience in their respective markets.

In Japan, the ability to execute on industrial real estate investments is heavily dependent upon in-house leasing capabilities. Historically most warehouses have been single tenant, owner-operated facilities that, by nature, were not leased via external brokers as are office buildings. Due to these traditional two-party leasing arrangements, many Japanese real estate brokers have been unable to enter and are thereby weak in the industrial sector. Conversely, the China market which has had more effective involvement by the real estate broker industry in the leasing of industrial and logistics facilities.
